If you pressure wash my house is it going to take off paint of stucco?

No. We do not use high pressure when washing houses. We achieve the results we do washing houses by utilizing hot water, biodegradable detergents, a high volume of water, and LOW pressure. We have done hundreds of house washes and the methods we have formulated are superior at cleaning and melting away dirt and grunge with no damage to your home.



What is included when you wash my house?

We wash the full perimeter of the house, from the trim or roof line, down under the eaves and the siding down to the foundation. Following the wash of the house itself, we also go through and do a general wash down of the immediate surrounding walk-ways and hardscape to rinse away any debris that is washed from the house.



Is cleaning of my windows included as part of your house wash service?

No, window cleaning is a separate service not included in the price of the house wash. We highly recommend that you do have your windows cleaned though following the washing of your house. When we wash the house it will wash much of the dirt off the windows, but because the wash is done with tap water it will leave water spots on the glass. Most of our customers have us clean their windows at the same time when we wash their house. At the very least we recommend having the exterior of your window cleaned to eliminate water spotting on the glass.



If I want my house washed do I also have to have my windows cleaned?

No. We have heard that some companies require that their clients hire them to also do a full window cleaning if they are to wash their house. We do not operate in this manner, though we do recommend that you have your windows cleaned after having your house washed whether by us or someone else (refer to the previous question above). Furthermore, if you already have a window cleaner that you have been using for years, but he does not provide power washing service, we have no problem only washing your house and then having your window cleaner follow us to clean the windows.



Does washing my house harm my landscape?

No. We do not use any chemicals that will harm your landscape. If you have shrubbery up against your house we work around it as opposed to spraying your plants direct. Also, though we are using hot water to wash the house surface, as it runs down the house it cools by the time it reaches the ground to a temperature that is not damaging to plant life.



Is there anything I need to do to prepare to have my house washed?

Not really. We will move certain items away from the house.  If there is anything outside that you do not want getting wet please move those items or make us aware so that we can move them.  We need to make sure that all windows and doors are closed completely prior to commencing the wash and stay closed until the wash is completed, as we want to make sure we are only washing the exterior of your house .  If you are aware of any windows or doors that are prone to leaking please make us aware of it.  This is rarely a problem as we do not focus water stream at windows or doors, but if a door was improperly weather stripped or not weather stripped at all there is a possibility of leaking.  This can be alleviated by simply putting a towel at the bottom of the door.

We ask that everyone at home the day of the wash, including children and pets, stay inside while the wash is under way. We do not want hot water or detergents coming in contact with you or your family. For this same reason, you do not want to schedule your house wash at the same time your gardener comes or when anyone else is doing work around your home.



What is included when you wash my roof?

Our roof wash service includes the roof area being washed itself followed by a general rinse of areas where overspray gets debris on the house and ground.  Most of the time you no need your entire roof cleaned – just the sides that are affected by algae growth.



Do you walk on my roof to wash it?

It depends on the roof.  Tiled roofs composed of concrete tiles are usually always structurally sound to walk on, and with rare exception our approach to cleaning concrete tile roofs is to walk on the roof directly.  The closer we can get to the surface being cleaned, the better results we can achieve.  Conversely, if your roof is composed of clay tiles there is basically no way to walk on them without certain breakage of the tiles.  With clay tiles we are limited to the use of a motorized lift to access the roof for cleaning.  In the case where we are walking on a roof to clean it we always utilize an ANSI certified full body harness system and anchored safety line to ensure our safety.

Are you going to break my tiles if you walk on my roof?

If the roof is composed of tiles that are sound to walk on, than tile breakage is very unlikely (refer to the previous question above). If you have a tile type prone to breakage, we do not walk on them. This is something that we would be able to tell you immediately upon seeing the roof. If you prefer that your roof not be walked on, we can employ a lift to do the job. This does add to the overall cost of the service though.



I have an oil stain on my driveway from a car – can you get it out?

It is going to depend on several factors including how porous the surface is and how long the oil has been there.  On a surface like raw concrete that tends to be very porous, if oil has had the chance to absorb deep into the concrete it can be a problem that is not 100% curable.  Though we will be able to remove all of the superficial oil and significantly diminish the stain, a slight “shadowing” of where the stain was may show.  On a less porous surface that has not been exposed to the oil for very long, we may be able to remove all of the staining.



Do you reclaim your used wash water?

Absolutely.  Adhering to the Federal Clean Water Act, and EPA and local regulations, we do not allow any of our used wash water to enter into the storm drain system either directly or indirectly.



Why do you reclaim your wash water?

The primary reason is because it is the right thing to do.  As a company we share a strong commitment towards environmental protection issues.  We believe in being accountable for the environmental impact of our activities and make all efforts possible to lessen negative impact.

Storm drains discharge directly into lakes, streams and the ocean without any treatment whatsoever.  Curbs, gutters, streets and drives are all part of the system we use to carry away rainfall to the nearest waterway and eventually to the ocean.  If we add pollutants to the mix at any point, we contribute to overall pollution problems and bring harm to the health of our oceans, lakes and streams.  While working on your property we do not allow any of our used wash water to go into the street or down the gutter.  We believe in a practice of "nothing down the drain but rain".

The second reason is because it is the law.  Failure to follow EPA and local regulations by allowing wash water to enter into the storm drain system can result in large fines to the pressure washing company and, to many a surprise, the home owner as well!



Are you licensed and insured?

Yes.  We maintain full insurance coverage that includes a $1 million dollar general liability policy, California workers compensation insurance, and vehicle insurance, as well as bonding and business licensing.  A copy of our current certificate of insurance can be found HERE.   Being fully insured is something that we feel very strongly about – it protects both us and our customers.



Do your workers undergo any kind of background check?

Without exception.  All our staff MUST go through an extensive screening process that includes personality assessment, full criminal background investigation, DWV driving records, and drug testing.  We never utilize sub-contractors – all of our staff are under our employment, following our hiring process, training program, and safety procedures.
